Springfield sales rose even with rates above 7%
Rates climbed above 7% for the first time since January 2025, according to Realtor.com. Most people expected that to slow things down. It did not, at least not in Springfield.
The Real Estate Data Aggregator counted 333 homes sold across Springfield's four ZIP codes in the three months ending August 31, 2026. That is up 8.1% from the same months a year before. Demand held, even with borrowing costs rising.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Springfield did not follow that script. Prices here moved up, not down.
How each ZIP code performed
| 22150 | 22151 | 22152 | 22153 | |
|---|---|---|---|---|
| Median sale price | $695,000 | $725,000 | $725,000 | $835,000 |
| Price change vs. last year | +1.8% | +0.8% | +2.1% | +4.7% |
| Homes sold | 55 | 47 | 106 | 125 |
| Median days on market | 36 | 34 | 33 | 26 |
| Sale price as share of list | 99.7% | 101.5% | 99.9% | 102.1% |
ZIP 22153 led the group. The Real Estate Data Aggregator counted 125 homes sold there, up 27.6% from a year ago. The median sale price reached $835,000, up 4.7%. Homes sold in a median of 26 days, 2 days faster than last year.
ZIP 22152 had the most activity by volume, with 106 homes sold, up 3.9%, at a median of $725,000. Homes there took a median of 33 days, 2 days longer than a year ago. A small slowdown, but still a tight market.
ZIP 22151 was the one soft spot. The Real Estate Data Aggregator counted 47 homes sold, down 14.5% from a year ago. Even so, sellers there averaged 101.5% of list price, and homes went under contract faster than in any other ZIP.
ZIP 22150 saw 55 homes sold, up 3.8%. The median price was $695,000, up 1.8%. Modest gains, but gains.
Homes are going fast
In ZIP 22151, the Real Estate Data Aggregator found that 65.9% of homes went under contract within two weeks of listing, up 15 points from a year ago. In ZIP 22150, that share was 60.4%, up 9.5 points. Even in ZIP 22153, where the share dipped 11.5 points, 58.7% of homes still moved that fast.
Supply is still tight
More homes came to market. The Real Estate Data Aggregator counted 172 homes for sale across Springfield, up 7.5% from a year ago. New listings rose 4.3% to 339. That gives buyers a little more to look at. But months of supply stayed very low, between 1.4 and 1.8 months depending on the ZIP. Sellers still hold the edge.
For context, the Federal Housing Finance Agency reported that U.S. home prices rose 2.4% from August 2025 to August 2026. Springfield's price gains in 22152 and 22153 ran ahead of that national figure.
What this means if you own or plan to buy
Rates above 7% are real. Realtor.com put the weekly average at 7.32% for the four weeks ending October 25, 2026. That raises monthly costs. But Springfield's data shows buyers are still moving. Sellers who price well are still getting at or above list.
Not every home sold fast. In ZIP 22152, the share of homes selling above list dipped 13 points to 32.1%. In ZIP 22153, the two-week contract share fell 11.5 points. The market is not the same as it was a year ago in every corner. Pricing still matters.
