Springfield listings rose, but the market still looks tight
More listings arrived in Springfield this summer. But the supply is still thin. That means sellers have a little more company than last year, and buyers have a few more choices. Neither side has a big edge.
These numbers cover the three months ending August 31, 2026. They come from the Real Estate Data Aggregator for ZIP codes 22150, 22151, 22152 and 22153.
New listings are up, but inventory is still small
The Real Estate Data Aggregator counted 339 new listings across Springfield in that period, up 4.3% from a year before. That is a real gain. But only 172 homes were actually for sale at any one time, up just 7.5% from the year before. Realtor.com reported that active listings nationally topped 1.16 million in September 2026. Springfield is moving the same direction, but from a much smaller base.
The Real Estate Data Aggregator counted 333 homes sold across Springfield, up 8.1% from a year before. Pending sales held flat at 299. Buyers are still moving. The pipeline did not slow down.
Homes are still selling fast, and often above list price
Speed is one of the clearest signs of a tight market. Look at how quickly homes went under contract in each ZIP code, according to the Real Estate Data Aggregator.
In ZIP 22151, the Real Estate Data Aggregator found that 65.9% of homes went under contract within two weeks, up 15 points from a year before. That is nearly 2 in 3 homes. In ZIP 22150, 60.4% did the same, up 9.5 points. Even in ZIP 22152, where the share dipped 2.9 points, 56.1% still went under contract that fast.
Above-list sales tell the same story
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Springfield is not following that pattern. The Real Estate Data Aggregator shows sellers here are still getting strong results.
| 22150 | 22151 | 22152 | 22153 | |
|---|---|---|---|---|
| Median sale price | $695,000 | $725,000 | $725,000 | $835,000 |
| Price change vs. last year | up 1.8% | up 0.8% | up 2.1% | up 4.7% |
| Sold above list price | 40% | 53.2% | 32.1% | 53.6% |
| Sale-to-list ratio | 99.7% | 101.5% | 99.9% | 102.1% |
| Median days on market | 36 days | 34 days | 33 days | 26 days |
| Months of supply | 1.8 months | 1.8 months | 1.6 months | 1.4 months |
In ZIP 22153, the Real Estate Data Aggregator found that 53.6% of homes sold above list price, and the average sale came in at 102.1% of list. The median sale price there was $835,000, up 4.7% from a year before. Homes sold in a median of 26 days, 2 days faster than last year.
ZIP 22151 also saw strong results. The Real Estate Data Aggregator put the sale-to-list ratio at 101.5%, up 1.5 points. More than half of homes, 53.2%, sold above list price, up 25.9 points from a year before. That is a large jump.
ZIP 22152 is the one place where the above-list share fell. The Real Estate Data Aggregator counted 32.1% of homes selling above list, down 13 points. Still, the median sale price reached $725,000, up 2.1%, and months of supply actually tightened slightly, down 0.2 months to 1.6 months.
Supply is rising in some spots, falling in others
Not every ZIP code moved the same way on inventory. The Real Estate Data Aggregator shows ZIP 22151 saw homes for sale jump 28.6% from a year before, to 27 homes. ZIP 22153 was up 20.8%, to 58 homes. ZIP 22150 rose 10%, to 33 homes. ZIP 22152 went the other way, down 11.5%, to 54 homes.
Even with some gains, every ZIP code sits well below what most economists call a balanced market. Six months of supply is the common benchmark. The highest here is 1.8 months, in ZIP 22150 and ZIP 22151, according to the Real Estate Data Aggregator. ZIP 22153 is at 1.4 months.
The national picture adds context
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Springfield's ZIP codes are mostly tracking at or above that pace. ZIP 22153 was up 4.7%, ZIP 22152 up 2.1%, ZIP 22150 up 1.8% and ZIP 22151 up 0.8%, all per the Real Estate Data Aggregator.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers budgeting monthly payments. It has not stopped Springfield sales from rising 8.1% overall, but it is worth keeping in mind.
- Springfield saw more listings this summer, up 4.3% across all four ZIP codes, per the Real Estate Data Aggregator.
- But only 172 homes were for sale at once.
- Homes still sell fast, often above list price, and supply stays well under two months in every ZIP code.
- More competition for sellers than a year ago, but not a flood of it.
One more thing worth saying: one street can read very differently from the whole ZIP code. A block with two new listings changes the feel of that corner of the market. The numbers above are the starting point, not the whole answer.
