One part of Centreville stayed much tighter than the other

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That made buyers more careful everywhere. But the Real Estate Data Aggregator counted the three months ending August 31, 2026, and one part of Centreville barely felt it.

ZIP 20120 had just 1.4 months of supply, according to the Real Estate Data Aggregator. Nearly 6 in 10 homes there went under contract within two weeks. That is a tight market, even with rates where they are.

ZIP 20121 told a different story. The Real Estate Data Aggregator counted 2.1 months of supply there, up 1.1 months from a year before. Homes sat a median of 42 days, which is 10 days longer than the same period in 2025.

ZIP 20120: buyers are still moving fast

The Real Estate Data Aggregator counted 145 homes sold in 20120, up 22.9% from a year before. Pending sales rose 13.7% to 133. Those are signs of real demand.

Nearly half of all homes there sold above list price, the Real Estate Data Aggregator found. That share rose 8.9 points year over year. Sellers who priced well captured that energy.

ZIP 20121: more homes, more time, lower prices

The Real Estate Data Aggregator counted 48 homes for sale in 20121, up 71.4% from a year before. More supply with fewer buyers is a real shift. Sellers there need a sharp launch to stand out.

The median sale price in 20121 fell to $516,000, down 9.5% year over year, per the Real Estate Data Aggregator. That is not a small dip. Pricing at the right number from day one matters more than ever.

Still, the Real Estate Data Aggregator found that 39.1% of homes in 20121 sold above list price. That share actually rose 2.6 points from a year ago. The right price still draws competition.

The wider picture

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally, also per Realtor.com.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. So the national trend is still up, even as rates press on buyers.

Across Centreville as a whole, the Real Estate Data Aggregator counted 214 homes sold in the three months ending August 31, 2026, up 5.4% from a year before. Total inventory rose 32.2% to 115 homes. More supply overall, but not spread evenly.

In short
  1. ZIP 20120 is tighter, faster and seeing more above-list sales.
  2. ZIP 20121 has more supply, longer days on market and a median price that fell 9.5% year over year.
  3. Both ZIPs still see homes sell above list when priced well.
  4. One street can read very differently from the whole ZIP code.
