More listings are giving Great Falls-McLean buyers a bit more room
The one fact that changes what a seller should do right now: the Real Estate Data Aggregator counted 322 homes for sale across Great Falls-McLean in the three months ending August 31, 2026, up 14.2% from a year before. More competition means your price and your prep carry more weight than they did last year.
Freddie Mac put the 30-year fixed rate at 7.24% on October 29, 2026. That rate shapes what buyers can afford. It also shapes how many offers a seller sees on the first weekend.
Even so, homes are still selling. The Real Estate Data Aggregator counted 306 homes sold across the three ZIP codes in the same period, up 3% from a year before. Buyers are out there. They just have more to look at.
What each ZIP code is doing
The three ZIP codes each tell a different story. That matters because a number for the whole market can hide what is happening on your street.
