More listings are giving Alexandria Fairfax County buyers a bit more room
The one number that changes what sellers should do right now: the Real Estate Data Aggregator counted 470 homes for sale across Alexandria Fairfax County in the three months ending August 31, 2026. That is up 12.2% from the same period a year before. More choices for buyers means pricing and condition matter more than they did last year.
Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026. That is the highest share since October 2022. Alexandria Fairfax County is not immune to that pressure.
At the same time, the Real Estate Data Aggregator counted 633 homes sold across the market in the three months ending August 31, 2026. That is down just 2.2% from a year before. Sales dipped a little, but they did not fall off a cliff.
Realtor.com also reported that mortgage rates topped 7% in September 2026, the first time since January 2025. That slows some buyers. Fewer buyers in the room means sellers need to be sharper on price from day one.
How each ZIP code read in the three months ending August 31, 2026
The market-wide numbers tell one story. Each ZIP code tells its own. Here is what the Real Estate Data Aggregator found across the eight ZIP codes.
ZIP 22307 showed a 69.3% jump in median price, according to the Real Estate Data Aggregator. That kind of swing usually reflects a change in the mix of homes that sold, not every home rising by that amount. Only 47 homes sold there, so a few higher-priced sales can move the median sharply.
ZIP 22303 saw the median price fall 7.8% to $502,500, per the Real Estate Data Aggregator. Days on market there stretched to 49, up 13 days from a year before. That is the longest wait of any ZIP code in this market. Sellers there need to be especially honest about pricing.
ZIP 22310 was the quickest. The Real Estate Data Aggregator put median days on market at 30, three days shorter than a year ago. Its sale-to-list ratio of 100.7% was the strongest in the market. And 59.6% of homes went under contract within two weeks of listing, up 8.4 points from a year before.
What this means for sellers
The Real Estate Data Aggregator shows inventory rose in most ZIP codes. ZIP 22312 saw homes for sale jump 41.3%. ZIP 22309 was up 33.3%. ZIP 22303 rose 23.8%. More supply gives buyers more to compare your home against.
Still, homes are selling. The Real Estate Data Aggregator counted 591 pending sales across the market in the same period. Sellers who price carefully and present well are still moving homes. Sellers who overprice are the ones sitting.
The Washington-Arlington-Alexandria metro median home price was $572,150 in September 2026, according to Realtor.com. That is a useful benchmark. But the Real Estate Data Aggregator shows local medians ranging from $502,500 in 22303 to $1,000,000 in 22308. Your ZIP code is its own story.
What this means for buyers
More listings and a 7% mortgage rate, as reported by Realtor.com, is a real tension. Payments are higher. But you have more homes to choose from than you did a year ago. The Real Estate Data Aggregator shows months of supply rising in most ZIP codes, from 2.1 months in 22310 to 3.1 months in 22303.
ZIP 22315 had the tightest supply at 1.5 months, unchanged from a year ago. If you are buying there, competition is still real. In 22303, 3.1 months of supply means you have more room to be selective.
