The one number that changes what sellers should do right now: Realtor.com reported that 20.8% of listings nationwide had price cuts in September 2026, the highest share since October 2022. That means more sellers are having to adjust. If your price is off, buyers in Alexandria Fairfax County have other options to turn to.

Locally, the Real Estate Data Aggregator counted 470 homes for sale across Alexandria Fairfax County in the three months ending August 31, 2026. That is up 12.2% from the same months of 2025. More supply means buyers have more to look at before they decide.

At the same time, the Real Estate Data Aggregator counted 591 pending sales across the market, down 7.5% from a year before. More homes to choose from, fewer buyers moving quickly. That combination shifts a little leverage toward buyers.

Realtor.com also reported that mortgage rates topped 7% in September 2026, the first time since January 2025. Higher rates make monthly payments bigger. CNBC noted that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. That is a real squeeze for buyers and worth knowing if you are pricing a home.

How each ZIP code read in the three months ending August 31, 2026

Not every ZIP moved the same way. The Real Estate Data Aggregator shows wide differences across the market.

A few ZIP codes worth a closer look

In 22310, the Real Estate Data Aggregator counted 30 median days on market and a sale-to-list ratio of 100.7% in the three months ending August 31, 2026. Homes for sale rose 20.3% year over year, yet 59.6% of homes went under contract within two weeks of listing. That ZIP moved fast even with more supply.

In 22312, homes for sale jumped 41.3% year over year, the biggest inventory gain in the market, according to the Real Estate Data Aggregator. Yet the median sale price rose 9.3% to $702,500. More supply did not push prices down here, but homes did take longer: 37 median days, up 5 days from 2025.
