More listings are giving Alexandria City buyers a bit more room
The one fact that changes what a seller should do right now: more homes are sitting on the market. The Real Estate Data Aggregator counted 452 homes for sale across Alexandria City in the three months ending August 31, 2026. That is up 17.7% from the same months of 2025. At the same time, homes sold fell 11.2%, to 516 closings. More supply, fewer buyers closing. That means pricing has to do more work than it did a year ago.
Realtor.com reported that 20.1% of listings in the Washington-Arlington-Alexandria metro had price cuts in September 2026. That is the wider region, not just Alexandria City. But it fits what the local numbers show: buyers have more to look at, and some sellers are adjusting.
Realtor.com also noted that mortgage rates topped 7% in September 2026, the first time since January 2025. That matters for buyers doing the math on a monthly payment. It also matters for sellers trying to understand why fewer buyers are closing.
The ZIP codes tell different stories
The citywide numbers are a starting point. But each ZIP code moved differently in the three months ending August 31, 2026. Here is what the Real Estate Data Aggregator counted in each one.
22301: prices up, homes selling fast
The Real Estate Data Aggregator showed the median sale price in 22301 at $1,110,000 in the three months ending August 31, 2026. That is up 15.1% from the same months of 2025. Homes there sold in a median of 25 days, 5 days faster than a year ago. Half of all homes went under contract within two weeks of listing. Inventory was unchanged from last year, at 26 homes for sale. This part of Alexandria City is still moving quickly.
22305: more homes, more sales, slower pace
In 22305, the Real Estate Data Aggregator counted 38 homes sold, up 5.6% from 2025. That is the only ZIP in Alexandria City where sales rose. Inventory grew 18.2%, to 26 homes for sale. Median days on market rose to 41 days, 5 days longer than a year ago. The median sale price was $847,000, up 7.9%. Homes here are still selling above list, at 100.5% of asking price on average.
22314: the biggest inventory jump in the city
22314 had the sharpest inventory rise. The Real Estate Data Aggregator counted 158 homes for sale, up 51.9% from a year earlier. New listings rose 23.6%, to 215. But homes sold fell 3.5%, to 194. Median days on market stretched to 41 days, 11 days longer than 2025. The share of homes that sold above list price dropped 5.5 points, to 27.3%. Sellers in 22314 are facing the most changed conditions in Alexandria City.
22302: more inventory, fewer sales
The Real Estate Data Aggregator counted 78 homes for sale in 22302, up 59.2% from 2025. Sales fell 29%, to 66 closings. Months of supply rose 2 full months, to 3.6. The median sale price edged up just 2%, to $422,500. Nearly 1 in 3 homes sold above list price, and the sale-to-list ratio held at 99.9%. But the drop in sales and the jump in supply say buyers here have real choices now.
22304: prices dipped a little, days on market grew
22304 is the one ZIP where the median sale price slipped. The Real Estate Data Aggregator put it at $445,250, down 1.5% from 2025. Homes sold fell 15.3%, to 138. Median days on market rose to 43 days, 7 days longer than a year ago. The share of homes going under contract within two weeks dropped 22.1 points, to 28.8%. Not every home is selling fast here, and the numbers show it.
22311: tight supply, quick contracts
22311 has the tightest supply in Alexandria City. The Real Estate Data Aggregator counted just 16 homes for sale, down 40.7% from 2025. Months of supply fell 1.4 months, to 2.1. The median sale price rose 10.9%, to $746,026. And 65% of homes went under contract within two weeks of listing, up 18.8 points from a year ago. When supply is this thin, well-priced homes move.
What this means for you
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Alexandria City's own numbers show a wider range than that, from a 1.5% dip in 22304 to a 15.1% gain in 22301. The citywide picture is real, but it is not the whole story for your street.
