Higher rates did not stop Annandale buyers from writing offers

Real estate, Annandale

Rates went up. Buyers showed up anyway. That is the short version of what happened in Annandale this summer.

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real cost for buyers. Even so, the Real Estate Data Aggregator counted 158 pending sales in ZIP 22003 for the three months ending August 31, 2026. That is up 21.5% from the same period a year ago. Demand did not disappear.

Pending sales tell you what buyers are doing right now. Closed sales tell you what already finished. The Real Estate Data Aggregator counted 171 homes sold in ZIP 22003 over those same three months, up 10.3% from a year before. Both numbers point the same way.

Prices held up, and then some

The Real Estate Data Aggregator put the median sale price in ZIP 22003 at $785,000 for the three months ending August 31, 2026. That is up 3.3% from the same period in 2025. For comparison, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Annandale ran ahead of the national pace.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That pressure was real across the country. In Annandale, the Real Estate Data Aggregator showed the average sale price came in at 100.4% of list price, up 0.6 points from a year ago. Sellers here were not giving ground.

More than 4 in 10 homes sold above asking

The Real Estate Data Aggregator found that 41.5% of Annandale homes sold above list price in the three months ending August 31, 2026. That is up 6.7 points from a year ago. Not every home sold fast or over asking, but the share that did is growing.

Speed is still real here. The Real Estate Data Aggregator counted that 56.3% of homes went under contract within two weeks of listing. That share is down 5.2 points from a year ago, so it is a little slower than last summer. Still, more than half of homes found a buyer in two weeks or less.

More homes came to market too

The Real Estate Data Aggregator counted 178 new listings in ZIP 22003 for the three months ending August 31, 2026. That is up 18.7% from a year ago. More choices for buyers, but buyers absorbed them. The Real Estate Data Aggregator showed only 98 homes for sale at any one time, up just 5.4% from a year before. Supply stayed tight.

CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Affordability is a real strain. Yet Annandale buyers kept writing offers. That says something about how much people want to live here.

In short
  1. Rates above 7% did not slow Annandale much.
  2. The Real Estate Data Aggregator counted 171 sales and 158 pending contracts for the three months ending August 31, 2026. Prices rose 3.3% to $785,000. Homes sold in a median of 30 days, and 41.5% went above asking.
  3. Supply stayed at 1.8 months.
  4. Buyers are active and sellers are getting their price.

One more thing worth knowing. These numbers cover all of ZIP 22003. One street can read very differently from the whole ZIP code. A home near a main road, a school boundary or a park can sit in its own little market. If you want to know what is happening on your block, the ZIP code average is only the starting point.
