The one fact that changes what you should do: supply in Fairfax Station is razor thin. The Real Estate Data Aggregator counted just 15 homes for sale in ZIP 22039 during the three months ending August 31, 2026. That is down 31.8% from the same months of 2025. Less competition nearby means pricing still matters a lot.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. Fairfax Station is not following that trend. The Real Estate Data Aggregator shows 0.7 months of supply here. That is a very thin cushion for buyers and a real signal for sellers: overpricing still carries a cost.

Speed: most homes did not linger

The Real Estate Data Aggregator found that 62.2% of homes in ZIP 22039 went under contract within two weeks of listing, for the three months ending August 31, 2026.
