Fairfax has more listings, but buyers are still moving
The number to watch right now: the Real Estate Data Aggregator counted 304 homes for sale across Fairfax in the three months ending August 31, 2026. That is up 10.1% from the same months of 2025. More supply means buyers have more to choose from. It also means your pricing and prep matter more than they did a year ago.
At the same time, the Real Estate Data Aggregator counted 438 pending sales across Fairfax in that same period. Pending sales dipped 2.7% from a year before. That is a small dip, not a collapse. Buyers are still active. They are just being a little more careful.
Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. Fairfax fits that picture. More sellers are listing, and more choices sit in front of buyers. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That adds pressure on both sides of a deal.
How each ZIP code read in the three months ending August 31, 2026
The four Fairfax ZIP codes each told a slightly different story. Here is what the Real Estate Data Aggregator counted for each one.
| 22030 | 22031 | 22032 | 22033 | |
|---|---|---|---|---|
| Median sale price | $750,000 | $738,675 | $885,000 | $729,000 |
| Median days on market | 29 | 30 | 36 | 29 |
| Sale to list price | 100.6% | 100.1% | 101% | 100.6% |
| Months of supply | 1.9 | 2.8 | 1.3 | 2.2 |
Prices: a mixed picture
The Real Estate Data Aggregator showed the median sale price in 22030 at $750,000, down 8.5% from a year before. In 22031 it was $738,675, down 12.1%. Those are real dips worth knowing. On the other side, 22032 came in at $885,000, up 2.1%, and 22033 came in at $729,000, up 5.7%. The same market, four different results.
Homes are still selling at list, and often above it
Even with more inventory, the Real Estate Data Aggregator found that the average sale came in at 100.6% of list in 22030, 100.1% in 22031, 101% in 22032, and 100.6% in 22033. Sellers in Fairfax are still getting their asking price, on average. That said, the share of homes selling above list price slipped in some ZIP codes. In 22030 it fell 7.5 points to 45.3%. In 22032 it fell 10 points to 40%.
Speed: most homes are still going fast
The Real Estate Data Aggregator found that 57.3% of homes in 22030 went under contract within two weeks of listing. In 22033 that share was 55.8%. In 22031 it was 50.6%. In 22032 it was 46.3%. More than half of all homes in three of the four ZIP codes were off the market within 14 days. That is not a slow market.
Median days on market stayed low. The Real Estate Data Aggregator put it at 29 days in 22030, 30 days in 22031, 36 days in 22032, and 29 days in 22033. In 22030 that was 4 days shorter than a year before. In 22033 it was 1 day shorter. In 22032 it was 7 days longer, the one ZIP where things slowed a bit.
Supply is rising, but still tight
The Real Estate Data Aggregator put months of supply at 1.9 in 22030, 2.8 in 22031, 1.3 in 22032, and 2.2 in 22033. All four are still well below a balanced market level. More listings are coming in, but buyers are keeping pace in most ZIP codes.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a wider signal that sellers who overprice are feeling it. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Fairfax is not moving in one clean line with that national number. Some ZIP codes are up, some are down.
- Fairfax had 304 homes for sale and 542 new listings in the three months ending August 31, 2026, both up from a year before.
- Pending sales dipped 2.7%, a small pull-back, not a stop.
- Homes still sold at or above list price in all four ZIP codes.
- Median days on market stayed under 30 in three of the four.
- More choice is here.
- Demand is still present.
- Pricing well and presenting well matters more now than it did a year ago.
One more thing worth knowing: one street can read very differently from the whole ZIP code. The numbers above cover large areas. Your block, your home type, and your condition all shift the picture.
