Burke stayed tight even as more homes came to market

Here is the one number that changes what a Burke seller should know right now. The Real Estate Data Aggregator counted just 0.9 months of supply in ZIP 22015 for the three months ending August 31, 2026. That means even with more homes arriving, demand kept pace. Price your home well and competition follows.

Nationally, the picture looked very different. Realtor.com reported active listings topped 1.16 million homes in September 2026. Burke did not follow that pattern. The Real Estate Data Aggregator counted only 48 homes for sale here, down 5.9% from the same period in 2025. More homes came on, but fewer sat available at any one moment.

New listings rose, but buyers moved fast

The Real Estate Data Aggregator recorded 145 new listings in Burke for the three months ending August 31, 2026. That is up 15.1% from the same months of 2025. Yet 161 homes sold in the same period, up 11% from a year before. Supply grew, and so did the number of completed sales.

Speed tells the same story. The Real Estate Data Aggregator found that 64.5% of Burke homes went under contract within two weeks of listing. That share is up 5.1 points from a year before. Buyers are not waiting around, even with more choices on the table.

Prices held steady and most homes sold above asking

The Real Estate Data Aggregator put the median sale price in ZIP 22015 at $696,250 for the three months ending August 31, 2026. That is up just 0.2% from the same period in 2025. Prices did not leap, but they held firm. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Burke's gain was smaller, but the floor stayed solid.

The Real Estate Data Aggregator also found that 53.4% of Burke homes sold above list price. That share rose 7.2 points from a year before. More than half of all sales ended with a buyer paying more than the seller asked. That is not every home, but it is the majority.

Mortgage rates are a real headwind for buyers

Rates are not helping buyers right now. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that a monthly payment on a median-priced home took up 33% of a median family's income in 2025. That was 26% in 2022. Buyers are carrying more cost, and that shapes how they prepare.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Burke did not show that same softness. The Real Estate Data Aggregator recorded the average sale-to-list ratio at 101%, unchanged from a year before. Burke sellers held their ground.

The Real Estate Data Aggregator put the median days on market at 26 days for the three months ending August 31, 2026. That number did not change from the year before. Not every home sold in 26 days, but the middle of the market held its pace.

In short
  1. Burke's supply sat at 0.9 months for the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. New listings rose 15.1%, but buyers absorbed them.
  3. More than half of homes sold above asking.
  4. Rates above 7% (Realtor.com) add pressure for buyers, so preparation still matters.

One last thing worth knowing. The numbers above cover all of ZIP 22015. One street in Burke can read very differently from the ZIP code as a whole. Prices, speed and competition shift block by block.
